Renovation work starts with what is actually there. We measure existing buildings in the field so the drawings reflect true dimensions, then develop plans to redevelop the space and bring it up to code while matching existing conditions. If you already have sketches, we can turn them into plans or provide a design review.

Our experience spans residential additions, commercial renovations, and new construction across Oregon and Washington jurisdictions.

What We Deliver

  • Existing conditions measurement and base drawings built from field dimensions.
  • Plan, profile, and elevation views developed from owner or contractor sketches, including elevation views from angles no one has sketched yet.
  • Floor plans with footings and foundations, and construction details prepared to the current ICC code and the local codes and ordinances that apply.
  • ADA upgrade plans for contractors or plan reviewers when a building has to be brought into compliance.
  • Site plans, grading and drainage plans, and utility layouts, plus civil engineering support for permit applications.
  • Structural review of smaller elements such as carports, with stamped calculations.
  • Aerial measurement of roof planes and elevations with our drone when a ladder is not the right tool.

Typical Projects

  • A garage foundation repair for a Portland homeowner, from the first site visit and assessment through an approved permit.
  • A multiphase home renovation and new shop in Camas, Washington.
  • A patio renovation, with plans delivered to both the owner and the contractor.
  • An office addition in Washington County, Oregon, with new parking, water quality treatment, and flow control.
  • A residential side sewer permit in University Place, Washington, for a home converting from gravity service to a force main.
  • A residential spiral staircase, with plans submitted to Yamhill County.
  • A residential porch addition in Aloha, Oregon, where drone imagery supplied the front elevation and the roof tie-in geometry.
